Description:
The Property Manager is responsible for overseeing a diverse portfolio of residential properties. The primary focus is to maximize profitability for property owners through strong operational management and relationship-building with both tenants and owners.
This role requires a balance of strategic thinking, attention to detail, and exceptional customer service. The successful candidate will operate effectively in a fast-paced, startup-like environment and will eventually provide leadership and oversight to supporting team members as the portfolio grows.

Duties & Responsibilities
- Manage all operations for the assigned property portfolio, including maintenance coordination, capital improvements, rent collection, marketing, and vacancy tracking.
- Ensure the portfolio meets or exceeds financial goals as outlined in the annual budget.
- Analyze rental markets and resident demographics to tailor strategies that align with each property's goals.
- Maintain accurate records for resident accounts, owner statements, and applicable financial charges.
- Address resident inquiries, concerns, and complaints professionally and in a timely manner to maintain high satisfaction levels.
- Provide guidance and assistance to residents regarding available rental assistance programs.
- Monitor and minimize unit downtime to reduce vacancy loss.
- Ensure timely delivery of all lease-related notices in compliance with local, state, and federal laws.
- Maintain knowledge of current rental laws and regulatory changes at the local, state, and federal levels.
- Investigate and report on incidents, accidents, or claims in accordance with company policy and legal requirements.
- Monitor utility usage and identify opportunities to control costs.
- Ensure completeness and accuracy of all resident files and documentation.
- Build and sustain strong relationships with property owners by delivering consistent communication, performance reporting, and transparency.
- Act as a liaison between owners and residents to align goals and expectations.
- Support business development by identifying opportunities to grow the managed portfolio.
- Assist in hiring, onboarding, and performance management of team members.
- Support and coach staff to meet performance goals and maintain operational standards.
Additional Duties
- Provide sound judgment to reduce legal, financial, and physical risks across the portfolio.
- Immediately escalate liability concerns or urgent issues to the supervisor.
- Model and promote company core values including integrity, excellence, stewardship, analytics, and vision.
- Perform other duties as assigned or requested to support the success of the team.
Qualifications
- Bachelor's degree in Business Administration, Property Management, or a related field preferred; equivalent professional experience will be considered
- Active Real Estate License or willingness and ability to obtain and maintain one within a designated timeframe
- Minimum of 3 years of residential property management experience, ideally within a third-party or mixed-portfolio environment
- Familiarity with Dauphin & Cumberland County rental market
- Strong understanding of fair housing laws and rental assistance programs
- Highly organized with the ability to manage multiple priorities in a fast-paced environment
- Self-starter with a strong sense of accountability and ownership
- Professional, calm, and composed when engaging with clients and residents from diverse backgrounds
- Comfortable having direct, and sometimes difficult, conversations with tenants and stakeholders
- Strong interpersonal skills with the ability to supervise, support, and mentor team members
- Excellent judgment and problem-solving skills
- Technologically proficient with regular use of iPhone, email, and Google Workspace (Docs, Sheets, Gmail, Drive, etc.)
Experience with property management software (e.g., AppFolio, Buildium, Yardi) is a plus
