Lead Our Student Housing Community at RISE Ivy & Elm | $75,000 + Bonus Potential
Location: Oxford, MS
Salary: $75,000 + Bonus Opportunities
Paid Time Off: 3 weeks of accrued vacation, plus sick time, floating holiday, and company holidays

Your Role as Property Manager:

As the Property Manager for RISE, you'll be the face of a brand-new student housing community — joining during the construction phase and leading it to full occupancy. This is a boots-on-the-ground leadership role for someone who can market with energy, connect with the university, and manage a tight-knit team with heart and hustle. You'll walk units, build buzz, and deliver on our promise of Love, Serve, Care every step of the way.
Key Responsibilities:
  • Oversee daily operations including leasing, maintenance, and resident relations
  • Walk construction units and complete punch list inspections during final build stages
  • Lead a team of 5: Leasing Manager, Leasing Professional, Maintenance Technician, and Housekeeper
  • Create and execute marketing strategies — both online and in-person — to generate pre-leasing traffic
  • Build strong relationships with local businesses and university departments to drive referrals
  • Organize and attend community events to create connection and culture among residents
  • Monitor and manage property budgets, forecast performance, and analyze leasing metrics
  • Partner with vendors and contractors to maintain the physical integrity of the property
  • Promote a service-focused environment centered on our culture: Love, Serve, Care
What You Bring:

Experience: Minimum 2 years as a Property Manager in student housing
Construction Knowledge: Experience with new build communities and lease-ups
Marketing Skills: Confident in outreach, social media, and relationship-based marketing
Leadership: Strong communicator and motivator who leads by example
Compliance: Solid understanding of Fair Housing laws and local regulations
Mindset: Driven, proactive, people-first, and ready to lead a new community from the ground up
