About Your Role:

The Groundskeeper's primary responsibility is maintaining all physical aspects of the property, including the buildings, grounds, amenities, and all common areas. The Groundskeeper is continually proactive in ensuring that all areas of the property are clean and presentable at all times.


Essential Duties and Major Responsibilities:

  • Enthusiastically embraces the company culture, assures that the property is maintained to the highest of standards, and strives to provide the best possible living experience for our residents.
  • Values communication meets daily with maintenance lead and/or community manager to set a plan for the day, and regularly checks in with team throughout the day.
  • Monitors and walks all areas of the property daily, proactively ensures that all physical aspects of the property are in good repair, garbage cans are emptied, and that all external areas are free of trash, debris, and weeds.
  • Reports any issues to the maintenance lead/community manager as they arise.
  • Where applicable, skims and cleans pool as needed.
  • Uses the property management software and mobile maintenance app to receive, log, and complete work orders as assigned.
  • Responds quickly to requests and is willing to offer assistance to residents and staff members.
  • Assists with cleaning and maintaining the maintenance areas: shop, garages, mechanical rooms, and storage areas.
  • Assists with maintaining vehicles and equipment, assuring that all are functioning, safe, and clean.
  • Monitors parts and supply inventories, works to keep inventory orderly and organized, alerts Maintenance Lead and/or Community Manager when supply is running low.
  • Works with Maintenance Lead and staff to assist with unit turns and work orders as needed.
  • Strives to improve knowledge of the property, its systems, and general operations and fills in for maintenance techs as needed.
  • Assist with other duties as assigned.


Education:

  • High school diploma or equivalent is required.


Type of Experience Needed to be Successful:

  • 1+ year of prior grounds/landscaping or maintenance experience is preferred.


Specialized Skills:

  • Excellent customer service skills.


Supervisory Expectations:

The position does not have any regular responsibility for overseeing or supervising the work of other team members.


Independence of Action:

Supervisor/manager closely monitors work; detailed instructions and procedures are generally provided.


Physical Demands and Work Environment:

  • The work environment is the typical grounds/landscaping environment. The employee must complete their work satisfactorily in an outdoor environment where there are significant distractions including, various weather conditions, outdoor machinery, vendor interaction, loud noises, interruptions to answer questions from others, and HVAC & electrical building equipment.

The employee is occasionally required to stand, walk, reach with hands and arms, and stoop, kneel, crouch, or crawl.
  • The employee must regularly lift and/or move up to 50 pounds and should do so soundly and safely. This job's specific vision abilities include close vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.


Work Hours:

Company Hours

This position works 8:00 AM to 5:00 PM. Hours vary and are dependent on business needs.

40-Hour Work Week

Monday through Friday, hours may vary with the workload.

Evenings/Weekends/OT

As needed to satisfy the requirements of the position.
