Job Summary

Lakeside School, an independent coeducational day school located in North Seattle, is currently recruiting for a Maintenance Foreperson. This person is part of a facilities team that is managed by the  Facilities Director. The Maintenance Dept. is primarily responsible for the maintenance, repair and upkeep of buildings that make up our Upper School, Middle School, Boat house in Kenmore and residences used as rentals for teachers and staff employees.  Other tasks are caring for all landscaping, athletic fields, playgrounds, walkways and parking lots.  All employees are expected to familiarize themselves with the school policy focusing on the School Mission Statement and Statement of Community Expectations. Note: Where items are addressed in the Collective Bargaining Agreement (CBA), the CBA will prevail.

   
Duties and Responsibilities (Essential Job Functions)

  1. Follow the Accident Prevention Program and
  2. Observe safety procedures when operating power eq
  3. Assign work to a crew of 8 employees.
  4. Oversee assembling furniture, cabinets and other equipment.
  5. Oversee interior lock systems. (entry locks are auto lock managed by others)
  6. Clean and change HVAC filters and return grills. 
  7. Oversee minor electrical & plumbing work, replace ballasts, switches, and light bulbs. 
  8. Assist and manage painting projects.
  9. Manage cleaning roofs, gutters.
  10. Operate snow removal equipment such as shovels, tractors, gators with a snowplow.
  11. Use hand and power tools necessary to perform the duties assigned.
  12. Have a general knowledge of lawn, flower beds and turf fields maintenance needs.
  13.  Schedule care and prep for sporting events.
  14. Maintain clean-up on campus, parking lots, steps and walkways.
  15. Plan for set-ups and take down for dozens of events each month.
  16. See that buses are fueled and checked daily.
  17. Manage deliveries, set-ups & removal of set-ups for events and activities
  18. Perform other duties as assigned.

   
Requirements and Qualifications:
Education and Experience:

  1. Hazardous training, first aid training, asbestos and MSDS awareness.
  2. Training or experience in a managerial position.
  3. The care of lawns, landscaped areas and sports fields.
  4. How to operate & repair irrigation systems.
  5. Knowledge of automated HVAC & lighting controls.

   
General Knowledge:

  1. Work with safety equipment (shoes, eye/ear/breathing safeguards – always).
  2. Plumbing, electrical, HVAC or minor construction.
  3. Operate, basic tools, materials and terminology used in one or more trades preferred.
  4. Understand Material Safety Data Sheet instructions.
  5. Read and write at the level required to perform tasks.
  6. Work independently and effectively as a member of a team.
  7. Take initiative and use good judgment.
  8. Accept direction and supervision.
  9. Demonstrate cultural awareness, including knowledge of themselves and the cultural lenses they bring to interactions.  The candidate will understand different perspectives; interact respectfully with cultures other than their own; and cultivate meaningful relationships with people that have different cultural frameworks.
  10. Candidates must satisfactorily complete three criminal history background checks.
  11. Candidates must provide proof of vaccination and booster to human resources. Candidates requesting a medical and/or religious exemption should reach out to Human Resources.

   
Physical and Environmental Requirements and Factors:

  1. Lift and move heavy objects with and without assistance (objects will sometimes be elevated from floor level to above the shoulders). Push, pull, life and/or carry up to fifty (50) pounds, perform installation and repair functions for up to eight (8) hours per day
  2. Manipulate hand and electric tools/wires/cables/and structural tools and equipment.
  3. Operate power movers, weed eaters, and chain saw & service landscaping equipment
  4. Work in inclement weather.
  5. Kneel, climb, and crawl in tight spaces.
  6. Climb ladders and stairs on a frequent basis.
  7. Bend, crouch, and maneuver body in tight, cramped quarters.
  8. Twist body at 45-degree angles.
  9. Move quickly from the Upper School campus to the Middle School campus and back to perform maintenance and grounds keeping tasks.
  10. Exposure to sharp blades from hand power tools, and chemical fumes from glues, solvents, cleaners, and adhesives.

   
Salary and Benefits
Salary Range:$82,000 - $97,000 based upon experience
