Full-time Salary Exempt position ranging from $120k - $135k DOE plus benefits. Work may occur in Albuquerque, NM and/or Santa Fe, NM.

Position Purpose: Reporting directly to the President of Heritage Real Estate Company, the Vice President is a strategic leader responsible for overseeing a diverse portfolio of properties. This role requires a comprehensive understanding of client investment objectives and the ability to develop and implement property-specific strategic plans, operating budgets, and capital budgets. The VP ensures the execution of approved initiatives and programs through effective management and coordination of the property teams. This position involves significant oversight of building personnel, strategic planning, financial management, and client relations to optimize the financial and operational success of the real estate assets.

Supervisory Responsibilities: Directly oversee Property Managers and Project Managers.


Essential Duties and Functions/Responsibilities/Tasks:

  • Provide executive leadership and strategic direction for the property management teams. Oversee staffing, talent acquisition, and development for assigned markets and portfolios.
  • Support Regional Facilities Director and Property Managers, ensuring alignment with Company policies, values, and business practices.
  • Develop and implement long-term strategic plans to enhance business performance, operational efficiency, and property value.
  • Lead process improvement initiatives and oversee the execution of new programs, policies, procedures, and practices.
  • Serve as the primary point of contact for major clients and stakeholders. Maintain high-level communication, provide comprehensive performance reports, and address complex client inquiries and concerns with urgency and professionalism. Actively seek and incorporate client feedback to enhance service delivery.
  • Work closely and effectively with the President to keep them informed of upcoming commitments and responsibilities, following up appropriately.
  • Ensure that properties achieve established operational, financial, and business performance goals.
  • Develop strategic action plans to drive results.
  • Oversee the management of budgets, ensuring financial targets are met or exceeded.
  • Prepare and present critical reports on property performance and market trends to ownership and senior management.
  • Drive revenue-enhancing strategies through a strong understanding of market dynamics and positioning.
  • Design and implement creative marketing and leasing programs to attract and retain tenants.
  • Ensure all properties are well-maintained and compliant with applicable laws and regulations.
  • Oversee building maintenance and capital improvement programs, including preventative maintenance schedules and vendor coordination.
  • Manage tenant communications, rent collections, and resolution of escalated tenant concerns.
  • Oversee vendor contracts, including negotiations and performance management.
  • Support tenant improvement projects including planning, permitting, budgeting, and execution.
  • Prioritize competing demands and manage projects under tight deadlines.
  • Ensure robust emergency preparedness programs including training and drills.
  • Identify, evaluate, and mitigate risks associated with property operations.
  • Help manage receivables and payables. Oversee payroll administration and ensure accuracy in financial documentation.
  • Lead initiatives such as sustainability upgrades, technology enhancements, and parking solutions.
  • Perform other duties as assigned by the President.

Requirements:
  • Bachelor's degree in Business Administration, Real Estate, Law, or a related field (advanced degree preferred).
  • Minimum of 5 years of executive-level leadership experience in property management or commercial real estate.
  • Solid understanding of property management regulations, with knowledge of real estate laws, trends, and regulatory compliance.
  • Demonstrated success managing large property portfolios and cross-functional teams.
  • Proficiency with property management software platforms, particularly Yardi.
  • Strong analytical skills with experience managing large-scale budgets.
  • Excellent written, verbal, and interpersonal communication skills.
  • High level of integrity and ability to handle sensitive information with discretion.
  • Friendly, patient, and professional demeanor and appearance.
  • Strategic thinker with a proactive approach to identifying opportunities and delivering solutions.
  • Highly proficient in Microsoft Office Suite (Outlook, Word, Excel, PowerPoint) and Adobe Acrobat.
  • Flexibility to occasionally work evenings, weekends, and holidays as required.
  • Real Estate license or relevant professional certifications desired, but not mandatory.
